The British Properties occupies the central mountainside of West Vancouver, climbing the slope above the Trans-Canada Highway from roughly Taylor Way west to Cypress Provincial Park. This V7S area was developed beginning in 1932 by the British Pacific Properties (a Guinness family company), and the famous Lions Gate Bridge was built in part to provide downtown access for residents. Hollyburn Country Club sits inside the area. The mid-slope core (Lower BritProps) holds the original development; the upper slopes (Upper BritProps) include Whitby Estates and view-heavy newer custom builds. SD45 serves the area, anchored by Sentinel Secondary with the AP programme and French Immersion grades 8 through 12.

Sentinel Secondary Catchment

One of the strongest public high schools on the North Shore: Sentinel Secondary offers the AP programme and French Immersion grades 8 through 12. The British Properties plus Sentinel combination is a significant draw for families prioritizing academic options without going independent. SD45

Large Lots and Views

The defining geographic feature: meaningful lots (often 10,000 to 20,000+ sq ft, upper-slope properties larger), and view orientations across city, ocean, or both. Few areas in Metro Vancouver deliver this consistently. More

Hollyburn Country Club Access

Hollyburn Country Club sits inside the area. Members enjoy tennis, swimming, dining, and social facilities steps from many British Properties addresses. The proximity makes club life integrated with daily living in a way that's hard to match. More

Prestige and Privacy

The most-recognized luxury detached enclave in Metro Vancouver. Curving streets, mature landscaping, and large setbacks deliver privacy at a scale you can't get on a city grid. The area's character holds value across market cycles. More

Current MarketBritish Properties Market Context, April 2026

Top

The British Properties runs at the top of the West Vancouver detached market, with slower turnover and price discovery that varies meaningfully by lot, view, and renovation. April 2026 saw West Van as a whole in buyer's market conditions (8% sales-to-active, 32 DOM). The numbers below reflect West Vancouver-wide statistics with area-specific notes. For full segment analysis, see the British Properties market page or the latest North Shore market update.

West Vancouver by the Numbers

Source: Greater Vancouver REALTORS® (GVR), April 2026. April 2026 conditions in West Vancouver were a buyer's market with elevated inventory and longer days-on-market.

$3M–$4M Entry Tier Lower-elevation properties, older or unrenovated, smaller lots within the area's range. The starting point for BritProps detached. Limited supply at this tier in any given month.
$4M–$8M Established Detached The bulk of inventory: established detached homes on standard BritProps lots (10,000-15,000 sq ft), with partial to substantial views. Both renovated and original-condition properties.
$6M–$15M+ Upper-Slope & Whitby Upper British Properties addresses, larger lots, dramatic views, custom builds. Whitby Estates enclave commands a meaningful premium. Trophy properties extend to $20M+.
57 April Sales (WV) West Van-wide. British Properties typically accounts for 5 to 12 sales monthly. Lower turnover than urban-core areas, reflecting the longer hold patterns of luxury detached buyers.
657 Active Listings (WV) West Van-wide. British Properties typically holds 70 to 130 active listings, the second-deepest WV area after Ambleside & Dundarave but all detached.
8% Sales-to-Active (WV) Buyer's market West Van-wide. Days on market average 32 across WV; British Properties specifically often longer at the higher tiers given smaller buyer pool. Well-priced renovated homes still move within 30 to 60 days.

The Honest Trade-OffsWhen the British Properties May Not Be the Right Area

Top

The British Properties is genuinely well-suited to buyers wanting prestige detached, large lots, views, Sentinel Secondary catchment, and Hollyburn Country Club proximity. It is genuinely not the right area for everyone. Below are patterns where buyers typically belong in a different West Van area.

Consider a Different Area If:

  • Walkability matters in your daily life: The British Properties is fully residential mountainside. The nearest village amenities are down in Ambleside or Dundarave, a 5 to 10 minute drive (and a return drive uphill). If walking to coffee, groceries, or restaurants is a daily habit, Ambleside & Dundarave is the answer.
  • You want condo, townhome, or first-home inventory: BritProps is detached only at price points well into the millions. There is no multi-family inventory. Ambleside & Dundarave is the WV area to consider for condos and townhomes.
  • You want maximum value detached: BritProps detached entry is meaningfully higher than other WV detached options. Glenmore & Westmount, eastern Caulfeild, and parts of Lions Bay offer detached at lower entry, sometimes with different but real character benefits.
  • Daily downtown commute is non-negotiable: The drive from BritProps to downtown via the Lions Gate Bridge runs 20 to 30 minutes off-peak and meaningfully longer in rush hour. From upper-slope addresses, add 5 to 10 minutes. If commute time dominates, Ambleside & Dundarave is closer to the bridge.
  • You don't want the area's prestige association: The British Properties carries a public identity that some buyers actively prefer not to be associated with. For mountainside detached without the BritProps label, Cypress & Chartwell offers comparable lots and views with a different identity.

Common QuestionsBuying in the British Properties: What to Know

Top

Six common questions at the start of a British Properties home search. For broader West Van context, see the West Vancouver guide FAQ.

What is the British Properties area and which neighbourhoods does it include?

The British Properties is one of six areas in West Vancouver, occupying the central mountainside above the Trans-Canada Highway. It was originally developed by the Guinness family in the 1930s as the British Pacific Properties and remains the most-recognized luxury detached enclave in Metro Vancouver. The area is detached only with large lots and view homes. For navigation, we split it into Lower British Properties (mid-slope) and Upper British Properties (including Whitby Estates), both in V7S.

What is the typical home price range in the British Properties?

British Properties pricing runs at the top of the West Vancouver detached market. As of April 2026, entry-level detached at the lower elevations typically starts around $3 million for older or unrenovated properties. The bulk of inventory runs $4 to $8 million for established homes on standard lots. Upper-slope view properties, larger custom builds, and the Whitby Estates enclave typically range $6 to $15 million+, with select trophy properties reaching $20 million or more. Lot size, view orientation, and recent renovation are the key value drivers.

What is the difference between Lower and Upper British Properties?

Lower British Properties is the mid-slope area, generally below Cross Creek Road and Stevens Drive, with the original 1930s development core. Lots are large but not extreme; views range from partial to substantial city/ocean. Upper British Properties extends up the slope toward the Cypress Mountain side and includes the Whitby Estates planned development. Lots are larger, views are more dramatic, and pricing is higher. Both share Sentinel Secondary catchment. Many buyers consider lower BritProps the more practical choice; upper BritProps and Whitby Estates the more aspirational.

What is the commute to downtown Vancouver from British Properties?

From Lower British Properties to downtown via the Lions Gate Bridge: 20 to 30 minutes off-peak, with peak hours adding 20 to 45 minutes. Upper British Properties addresses add 5 to 10 minutes. There is no rapid-transit option in West Vancouver; bus service is limited in the upper streets and most residents drive. Commute time and bridge traffic are key considerations; some upper-slope owners find the daily commute meaningful enough to spend time downtown only when needed. See the North Shore commute guide for the full picture.

What schools serve the British Properties?

British Properties falls within SD45. The catchment secondary is Sentinel Secondary, which offers the Advanced Placement (AP) programme and French Immersion grades 8 through 12. Sentinel is widely regarded as one of the strongest public secondaries on the North Shore. Elementary catchments include Chartwell, Cypress Park, Westcot, and others depending on the specific address. The British Properties + Sentinel pairing is a significant draw for families prioritizing public-school academic options. Catchments shift over time; confirm with SD45 for specific properties.

How does the British Properties compare to other areas in West Vancouver?

The British Properties is the prestige mountainside area: detached only, large lots, view homes, top-tier Sentinel Secondary catchment, Hollyburn Country Club inside the area. Compare to: Ambleside & Dundarave (walkable village core, condos, waterfront, closest Lions Gate access); Caulfeild & Eagle Harbour (west-side coastal, Lighthouse Park, Rockridge Secondary); Cypress & Chartwell (upper-slope detached with views and Cypress Mountain access, also Sentinel); Glenmore & Westmount (central residential between Ambleside and BritProps); Lions Bay & Howe Sound (distant coastal communities). Buyers wanting prestige detached, view homes, and top public-school catchment most often shortlist the British Properties.
