  • You want a condo or townhome: The area is detached-heavy with limited multi-family inventory (mostly Norgate). Lonsdale Corridor, Lynn Valley, and the Seymour Corridor have far broader condo and townhome selection.

  • You don't have school-age children and don't plan to: The Highlands/Handsworth premium is real, and you pay for catchment access whether you use the schools or not. Comparable family-feel areas like Lynn Valley or the Seymour Corridor offer similar quality of life at meaningfully lower entry.
  • You want walkable urban-village amenities at scale: Edgemont Village is small and intentionally low-key. If you want dozens of restaurants, breweries, and dense retail within walking distance, Lonsdale Corridor delivers that. Edgemont Village is a daily-needs centre, not a destination.
