$2.03M Detached Benchmark (NV) Capilano NV detached typically $2.5M to $4M; lot premium for canyon-edge or forest-adjacent properties. Renovated or newer custom higher.
$1.25M Townhome Benchmark (NV) No townhome inventory in Capilano NV; nearest townhomes sit in Norgate or along Capilano Road.
$770K Condo Benchmark (NV) No condo inventory in Capilano NV; the area is detached only. Condo seekers should look at Norgate, Lower Lonsdale, or Central Lonsdale.

The Honest Trade-OffsWhen Capilano NV May Not Be the Right Fit

Top

Capilano NV is genuinely well-suited to buyers wanting forest-adjacent detached on larger lots with Carson Graham catchment. It is not the right neighbourhood for everyone. Below are patterns where buyers typically belong elsewhere.

Consider a Different Sub-Area If:

  • You want the Highlands + Handsworth catchment: Capilano NV falls into Capilano Elementary + Carson Graham Secondary. For Highlands + Handsworth, look at Edgemont, Forest Hills, or Canyon Heights.
  • You want condo or townhome inventory: Capilano NV is detached only at $2.5M+ entry. No multi-family. The Norgate sibling sub-area has townhomes and condos at much more accessible entry pricing.
  • Walkable village amenities matter: Capilano NV is forest-adjacent and removed from commercial centres. Nearest village amenities are at Edgemont (5 to 10 min drive) or Park Royal (8 to 12 min drive). For walkable lifestyle, Edgemont proper or Lower Lonsdale work better.
  • You want active street-front community feel: Capilano NV is quieter and more private than even Pemberton Heights, with many properties backing onto the canyon. For more community energy and street-front interaction, Edgemont proper or Lynn Valley work better.

Common QuestionsBuying in Capilano NV: What to Know

Top

Six common questions at the start of a Capilano NV home search. For broader Edgemont & Capilano context, see the Edgemont & Capilano area page.

How much does a home cost in Capilano NV, North Vancouver?

As of April 2026, the Greater Vancouver REALTORS® detached benchmark for North Vancouver is $2.03 million. Capilano NV (also known locally as Capilano Highlands) sits in the upper-mid tier of the NV detached market driven by forest-adjacent lots, canyon views, and the Carson Graham catchment. Most typical detached homes fall in a range of roughly $2.5 to $4 million depending on lot size, view orientation, and renovation status. Larger view lots along the canyon or newer custom builds can exceed $4.5 million. Capilano NV is detached only; no condo or townhome inventory.

Why is this neighbourhood called Capilano NV?

We use "Capilano NV" to disambiguate from other "Capilano" references in Metro Vancouver. The neighbourhood is also known locally as "Capilano Highlands" on some real estate listings. It's distinct from: (a) Capilano in West Vancouver (the Capilano-adjacent pockets around the river's west bank), (b) the Capilano University area (further north near the mountains), and (c) general "Capilano" as a geographic name covering the broader river corridor. Capilano NV specifically refers to the detached residential neighbourhood on the east bank of the Capilano River canyon, within the Edgemont & Capilano area in North Vancouver.

How is Capilano NV different from Pemberton Heights?

Both share the Capilano Elementary and Carson Graham Secondary catchment. The differences are character and lot size. Pemberton Heights is heritage-character residential with established 1940s-1960s homes on 5,500 to 8,000 sq ft lots, more amenity-adjacent and street-grid feeling. Capilano NV is forest-adjacent with larger lots (often 8,000 to 12,000+ sq ft), more rural-feeling, closer to the Capilano River canyon and Cleveland Dam. Capilano NV tends to attract buyers wanting forest privacy; Pemberton tends to attract heritage-character commuters. Pricing tracks roughly comparable.

What schools serve Capilano NV?

Capilano NV falls within School District 44 (SD44) and is anchored by Capilano Elementary and Carson Graham Secondary, the same catchment as Pemberton Heights and Norgate. Carson Graham is a strong public secondary with the Hockey Skills Academy program and solid academic results. Capilano Elementary serves the area. Catchments are assigned by address and can shift over time, so confirm the current catchment for any specific property directly with SD44.

What is the downtown commute from Capilano NV?

Capilano NV commuters typically use the Lions Gate Bridge via Marine Drive. Off-peak, the drive is 18 to 28 minutes to downtown, comparable to Pemberton Heights. Peak hours typically add 15 to 30 minutes. The forest-adjacent location means a slightly longer drive within the area to reach Marine Drive versus Norgate or south Pemberton, but bridge access is fast once you're on Marine Drive. Some Capilano NV residents work from home given the rural-feeling setting. See the North Shore commute guide.

What kind of homes are typical in Capilano NV?

Capilano NV is predominantly detached single-family with character ranging from 1950s-1960s post-war originals to 1980s-2000s rebuilds and newer custom builds. Lot sizes typically run 8,000 to 12,000+ square feet, with some larger forest-adjacent or canyon-view lots exceeding that. Many properties back onto Capilano River Regional Park or have forest privacy. The area sees ongoing renovation and custom rebuild activity. No multi-family inventory; this is detached only.
