  • You want walkable village amenities at your doorstep: Canyon Heights doesn't have a walkable commercial centre. Edgemont Village is 5 to 15 minutes by car or a longer walk. If you want coffee, groceries, and restaurants on foot, Edgemont proper, Lower Lonsdale, or Central Lonsdale fit better.
  • Your budget is firmly under $2.5M for detached: Canyon Heights detached rarely surfaces below this. Lynn Valley, Lonsdale Corridor sub-areas, or the Seymour Corridor lower slopes will give you actual detached options at lower entry.
  • You want a condo or townhome: Canyon Heights is essentially 100% detached. Norgate, Lower Lonsdale, Central Lonsdale, and Lynn Valley have far broader multi-family selection.
  • You don't want the maintenance of a large lot: 8,000 to 12,000+ sq ft lots mean meaningful yard work, gutter and tree maintenance, and higher property tax. If lower-maintenance is the goal, Edgemont's smaller lots or any townhome area will suit better.
