Consider a Different Neighbourhood If:

  • Your budget is firmly under $2.5M for detached: Edgemont detached rarely surfaces below this. Lynn Valley, Upper Lonsdale, Hamilton, or the Seymour Corridor lower slopes will give you actual options. Townhomes in Lynn Valley or Lonsdale Corridor also open inventory.
  • You don't have school-age children and don't plan to: The Highlands/Handsworth premium is real, and you're paying for catchment access whether you use the schools or not. Without that requirement, comparable family-oriented neighbourhoods like Lynn Valley or Upper Lonsdale offer similar quality of life at meaningfully lower entry.
  • You want a condo or townhome: Edgemont is detached-heavy with very limited multi-family inventory. Norgate (same area), Lower Lonsdale, Central Lonsdale, and Lynn Valley have far broader condo and townhome selection.
  • You commute daily by transit to downtown: Edgemont has no rapid transit. The Lions Gate Bridge by car or bus is your option. If a SeaBus or SkyTrain commute matters, look at Lower Lonsdale, Central Lonsdale, or the Tri-Cities side.
  • You want a brand-new turn-key build: Many Edgemont homes are 1960s-1990s era and benefit from updates. New custom builds and infill exist but supply is limited; turn-key newer construction is easier to find in Lynn Valley townhome complexes or Lower Lonsdale concrete buildings.

Edgemont commuters typically use the Lions Gate Bridge via Stanley Park or Marine Drive into downtown. Off-peak, the drive is 20 to 30 minutes. Peak-hour traffic (7-9 AM, 4-6 PM) typically adds 15 to 30 minutes each way and can be longer in poor weather or bridge incidents. The Number 246 bus connects Edgemont to Park Royal and Vancouver.
