Consider a Different Area If:
- Daily downtown commute is critical: This is the furthest WV area from the Lions Gate Bridge. The drive runs 30 to 45 minutes off-peak and significantly more in rush hour. If commute time dominates daily life, Ambleside & Dundarave is closer.
- You want Sentinel Secondary catchment: Caulfeild & Eagle Harbour is in the Rockridge Secondary catchment. If Sentinel (AP + French Immersion gr 8-12) is the goal, look at British Properties, Cypress & Chartwell, or parts of Glenmore.
- You want walkable village amenities daily: Caulfeild Village is small and serves the immediate area; Horseshoe Bay village serves the ferry traffic. Neither matches Ambleside or Dundarave's walking-village density. Most daily errands involve driving.
- You want condo or townhome inventory: The area is almost entirely detached. There are very few multi-family options. Ambleside & Dundarave is the WV area for condos and townhomes.
- You don't use ferries and the BC Ferries terminal proximity isn't valuable: The ferry connection is a genuine perk for some buyers and a non-factor for others. If you have no Bowen, Sunshine Coast, or Island connections, you're paying a location premium for amenities you won't use.
