The Honest Trade-OffsWhen Boulevard May Not Be the Right Fit
TopBoulevard is genuinely well-suited to buyers who want a detached home with heritage character, walking distance to Central Lonsdale amenities, and a quiet residential street. It is genuinely not the right fit for everyone. Below are the patterns that come up most often.
Consider a Different Neighbourhood If:
- Your budget is firmly under $1.5M for detached: Inventory at that price is very thin in Boulevard. The Seymour Corridor lower slopes, Norgate, or shifting to townhomes in Central Lonsdale or Lynn Valley will open more options.
- You want a condo or townhome: Boulevard is detached-heavy with negligible multi-family inventory. Lower Lonsdale, Central Lonsdale, and Lynn Valley have far broader condo and townhome selection.
- You want fully turn-key with zero deferred maintenance: Many Boulevard homes have heritage or mid-century housing stock that benefits from updates. Newer infill exists, but turn-key new builds are limited. Newer construction is easier to find in Lynn Valley townhome complexes or newer Lonsdale condos.
- You want direct waterfront access: Boulevard is inland. For waterfront, look at Deep Cove, Dollarton, or selected Lower Lonsdale and Indian Arm options.
- You commute primarily by car and need easy Hwy 1 access: Boulevard sits central in the CNV; Hwy 1 onramps are a 5 to 10 minute drive depending on time of day. Eastern North Van pockets like Seymour or western pockets like Norgate have more direct Hwy 1 access.
Comparing Your OptionsBoulevard vs. Other North Vancouver Lifestyles
TopMost buyers comparing Boulevard are shortlisting it against one or two other North Van pockets with similar walkability or character. Here is how Boulevard typically stacks up.
vs. Lower Lonsdale
Lower Lonsdale is urban condo and townhome density at the SeaBus terminal. Boulevard is detached residential with quieter streets, more space, and a higher entry price for detached.
vs. Central Lonsdale
Central Lonsdale is mid-rise condos and walkable commercial. Boulevard is the residential pocket west of it: detached homes, fewer through-traffic streets, same walking distance to amenities.
vs. Edgemont Village
Edgemont is the District equivalent: more village walkability, higher detached prices, larger lots. Boulevard is the CNV counterpart with heritage character and shorter walk to a denser commercial area.
vs. Lynn Valley
Lynn Valley delivers Lynn Valley Centre amenities and more newer townhome and detached stock. Boulevard is heritage-led, walkable to Lonsdale, with less suburban character.
Common QuestionsBuying in Boulevard: What to Know
TopSix common questions at the start of a Boulevard home search. For broader North Van context, see the North Vancouver guide FAQ. For first-time buyers, the first-time buyer guide covers the full process.
How much does a home cost in Boulevard?
As of April 2026, the Greater Vancouver REALTORS® detached benchmark for North Vancouver is $2.03 million. Boulevard is heavily weighted toward detached single-family homes. Most typical homes fall in a range of roughly $1.8 to $2.8 million depending on age, lot size, and renovation status. Renovated heritage homes, larger lots, or newer custom builds can exceed $3.5 million. Older fixers in original condition occasionally surface in the $1.5 to $1.8 million range.
What is Grand Boulevard and how does it shape the neighbourhood?
Grand Boulevard is a wide tree-lined parkway running north-south through the centre of the neighbourhood, with a substantial central green strip and pathways. It is the defining geographic feature of Boulevard as a North Vancouver sub-area and one of the largest urban green corridors in the City of North Vancouver. Homes facing or near Grand Boulevard typically command a premium over comparable inventory on nearby side streets.
How is Boulevard different from Lower Lonsdale or Central Lonsdale?
Lower Lonsdale is the urban condo and townhome core around the SeaBus terminal and Lonsdale Quay. Central Lonsdale is the commercial corridor with mid-rise condos and walkable shops and restaurants. Boulevard is the predominantly detached residential pocket west of these areas, with heritage character, established trees, and noticeably quieter streets. The trade-off is a higher entry price for detached and a short walk or drive to reach the Lonsdale amenities. The Lonsdale Corridor living guide walks each sub-area in depth.
What schools serve Boulevard?
Boulevard falls within the City of North Vancouver section of School District 44 (SD44). Public elementary and secondary catchments are assigned by address and have shifted over the years, so confirm the current catchment school for any specific property directly with SD44 before relying on it for an offer. French Immersion programs are available at the district level. Independent and private options in the broader North Shore area are also accessible.
Is Boulevard walkable to shops, restaurants, and transit?
Yes. Central Lonsdale shops and restaurants are typically a 10 to 15 minute walk from most Boulevard addresses. Lonsdale Quay and the SeaBus terminal are roughly 20 to 25 minutes on foot, or 5 to 8 minutes by car or bus. Bus routes along Lonsdale Avenue connect to the SeaBus and the broader TransLink network. For pure walkability to amenities, Lower or Central Lonsdale rank higher, but Boulevard balances walkability with established residential calm.
What kind of homes are typical in Boulevard?
Boulevard is predominantly detached single-family homes. Housing stock spans heritage character homes from the early to mid 1900s, mid-century post-war builds, and newer custom infill and rebuilds. Lot sizes typically run 5,000 to 7,500 square feet, with some larger lots facing Grand Boulevard itself. Townhomes and duplexes exist in small numbers; condo inventory is negligible within the sub-area boundary. For a broader housing-mix comparison, see condo vs townhome vs detached.
