How much does a home cost in North Vancouver?

As of April 2026, Greater Vancouver REALTORS® benchmark prices for North Vancouver are approximately $2.03 million for a detached home, $1.25 million for a townhome, and $770,000 for a condo apartment. Sub-area variation is wide — a one-bedroom condo in Lower Lonsdale sits in a different bracket than a renovated detached in Edgemont or a waterfront cottage in Deep Cove. What is the difference between the City and District of North Vancouver?

They are two adjacent but separate municipalities. The City of North Vancouver (CNV) is the smaller, denser urban core anchored around Lonsdale Avenue. The District of North Vancouver (DNV) is the larger municipality wrapping around the City, including Lynn Valley, Edgemont, Deep Cove, and the Seymour Corridor. They share School District 44 (SD44) and TransLink but have separate councils and separate property tax mill rates. For MLS purposes both fall under "North Vancouver" — the listings widget above includes both.

How long does it take to buy a home in North Vancouver?

From first showing to possession typically runs four to eight weeks for an unconditional offer. Most North Vancouver offers include subject conditions — financing, inspection, and strata document review on a condo or townhome — which usually take seven to fourteen days to remove. Closing is most commonly 30 to 60 days after subject removal. Buyers ready to move quickly should have a pre-approval letter, lawyer or notary engaged, and an inspector contact ready before writing an offer.

What are the costs beyond the purchase price?

On every BC purchase you pay Property Transfer Tax (1% on the first $200K, 2% on $200K-$2M, 3% on $2M-$3M, 5% above $3M), GST if it's a new build (5%), legal or notary fees ($1,500-$3,000), inspection fees ($500-$900), title insurance (optional, ~$300), and the first year of property tax adjustment at closing. First-time buyer PTT exemption is available up to $835K, with partial exemption up to $860K. Foreign buyers face additional federal and provincial considerations. I'd recommend modelling closing costs on every property you're seriously considering — I'm happy to walk through the math on a specific listing.

Is now a good time to buy in North Vancouver?

As of April 2026 the North Vancouver market is balanced — a 17.2% sales-to-active ratio with 1,051 active listings (54.6% above the 10-year seasonal average). Buyers across all segments have real negotiating room, with the most leverage on condos and townhomes sitting longer than 45 days. Detached in strong school catchments is the firmest segment.
